Every project starts with a conversation. Contact us by phone or through our website and we'll begin by understanding your goals, site conditions, and any planning constraints. We then schedule an on-site consultation with a senior consultant to discuss design ideas, budget, and approach.
Upon agreement, a £150 deposit secures your project and we move into the design phase. This deposit is deducted from your planning permission fees.
A successful planning outcome begins with a well-informed design process. We carry out a measured survey of your property and produce scaled existing plans and elevations. From there, we develop multiple design options, assess site-specific constraints, and evaluate planning policy to identify the best application route.
We research local precedent for context and prepare complete planning drawings ready for submission. Every drawing is bespoke — we never use standard templates.
Upon payment, we submit your application to the local authority on your behalf. You pay the council's planning fees directly. The process involves a 21-day public consultation, neighbouring property notifications, and site notice display. We respond to any objections using planning policies and design rationale.
Decisions are typically issued within 8–10 weeks (13 weeks for major developments).
Project proceeds to building regulations phase.

We review, advise on revisions, and resubmit at no extra design cost.
This phase translates your approved design into a comprehensive technical package that ensures your project is structurally sound, energy-efficient, legally compliant, and practical to build.
We produce full technical drawings including plans, sections, build-ups, and specifications. We coordinate with structural engineers, party wall surveyors, and Building Control, and manage the plan check and amendment process through to approval.
